The proposed townhome community on Cedar Grove Road being proposed by The Cutler Group is on the agenda for the January 14th meeting of the Zoning Hearing Board in Whitemarsh Township. The hearing is at 7:00 p.m. at the township building at 616 Germantown Pike in Lafayette Hill.
The zoning notice reads as follows:
ZHB#2014-35: The Cutler Group, Inc., Cedar Grove Road, SR 3011, Lafayette Hill, PA 19444; AA-Residential District. The Applicant is proposing a townhouse development at the Property Location under the provisions for attached dwellings in the LIM District. In order to construct the entrance road and for other site construction, regrading of manmade slopes associated with berming from the Property’s prior use as a siltation basin associated with dredging of the Schuylkill River, is proposed. This regrading would be in excess of the limits permitted by the Zoning Ordinance. The Applicant is therefore requesting a Variance from Section 116-169.B. which imposes limits on the percentage of various slope categories that can be regraded and/or stripped of vegetation in all zoning districts.
